History:

1926
House built. Located in the Bryn Mawr neighborhood of Minneapolis, Minnesota

7/30/1932
James S. and Morris L. Greenberg sold the house to Roland H. & Florence M. Johnson

1/27/1978
Florence M. Johnson sold the house to Jon. W. (a computer analyst) and Cynthia H. Gerdes (owner of Creative Kid Stuff).

5/12/1986
House sold to Russell J. and Sylvia Schwartz

8/1/1986
House sold to James S. Matthisen and Michael L. Emerson. Mike later married Jan, and she bought out James’ share.
Upstairs bathroom addition probably done by the Emersons.

3/2004-Spring 2005
I ask co-workers for names of architects, and interview four before hiring Susan Nackers Ludwig of Rehkamp Larson Architects Inc. http://www.rehkamplarson.com/ (Now with Laurel Ulland Architecture http://www.laurelulland.com/ ) I clicked with Susan best.

Summer 2005
I work with Susan to develop plans to rip off the back dormer and build a new one for a remodeled upstairs bathroom and a small study. The plans for the main floor involve re-arranging a portion of my kitchen and removing my back porch and building a mudroom in its place.
I meet with contractors to get bids. After recovering from sticker shock, checking references, and getting a co-worker’s advice on how to justify the cost, I decide on a contractor. The contractor says he can probably start he job around October.
Susan develops construction drawings.
I start looking for bathroom floor and wall tile, bathroom fixtures, light fixtures, and floor cover for the mudroom. See future post for resources.

Late September 2005
The contractor, Susan, and I meet with a structural engineer (Eric Bunkers of Mattson Macdonald Young) to review the plans and determine how to support the new addition.
The contractor says he can probably start the job around October 15, plus or minus a week.

10/22/2005
The contractor and I meet to review a revised cost estimate and discuss possibilities for reducing the cost.
The contractor says the excavator will likely start around October 31.
I take photos of the “before.” See photos in October 23 posts.

I do some transplanting of shrubs and perennials from around the back porch.
